PROPERTY MANAGEMENT

Your Spanish holiday home is probably one of the best investments you could make. You can make a substantial income on your investment with the help of a Professional Management Company. We will market and maintain your property giving you peace of mind in your absence. For the successful management of your property we can offer services tailored to your needs.

We cover a wide area on the Costa del Sol and will take on all types of properties from rural to urban locations. We will visit you at your property, if appropriate, to take digital photographs and to provide a guide to prospective rental rates. This will enable us to listen to your objectives and aims, establish a relationship with you and enable us to provide you with general advice about preparing your property for the rental market.

Property Management -
This includes the following services:

  • Managing bookings and rentals
  • Dealing with enquiries
  • Providing directions and arrival instructions
  • Issuing rental terms and conditions
  • Holding damage deposits

An inventory of the property's contents will be completed and used when inspecting the property at the end of each rental prior to refunding damage deposits. House rules will be typed out and left in a prominent place in the property. Local and practical information about the property and surrounding areas can be provided for your visitors. We will leave our business card in the property so your guests can contact us direct if there are any problems during their stay.

Our charge for this complete service is 15% of the rental income and our fees will be deducted from the rental income and the balance will be sent to you after the rental period has completed and the guests are as far as possible satisfied. All property owners will be sent a rental contract for agreement.


Advertising Methods

This is one of the most important areas to ensure your property receives maximum exposure. It is possible to minimise costs in this area by opting to advertise on our website only, although additional advertising in national/regional newspapers and magazines is strongly recommended. Costs can vary upon your requirements and budget.

Internet Option
The Internet has revolutionised the advertising of holiday properties. Now you can show full details of your property with full colour photos to a truly worldwide market. There are many sites to choose from and we can submit details to advertise your property on one of the largest rental websites, giving you the opportunity to reach a worldwide audience. Advertising on our own website ensures that each property will have its own property information, description and rental price. There is no fee for this if we are managing your property rentals. However, if this is the only service you require a fee of 70 Euros pa will be charged.

Print Advertising Options
We can advertise your property in classified sections of national/regional newspapers and magazines. This is strongly recommended to gain maximum exposure to your target audience. We will inform you when the advert has been placed. Costs are subject to your requirements and one single advert will be in the region of 35 Euros per week. We would recommend that at least 4 adverts to be placed each year.

Through our extensive network of contacts in the UK, adverts will also be placed in large organisations.


'Pay as you Go' Cleaning

We will visit the property after each letting, or ad-hoc as requested by the owner or guest, giving it a full clean including kitchen, bathroom, utility checks, polishing, sweep & mop floors (including outside areas), replace toilet rolls and towels, change bedding, towels and tea towels. We can also arrange to be at the property before your guests leave to check the inventory, and to ensure no damage has been made to the property after which the damage deposit will be returned to the guests.

'The cost of the clean will depend upon the size of your property and the contents.


Key Holding

If you do not require the Property Management contract for bookings and lettings, we will hold the keys to your property and upon request make them available for collection for visiting guests or tradesmen. The charge for this can be provided upon request..

  • Legal Advice - if for any reason you require a qualified English solicitor or Spanish lawyer we can provide you with details.
  • Building & Contents Insurance - competitive quotes can be obtained from reputable insurers and insurance arranged for your property.
  • Greeting Your Guests - if your guests or you would like us to show them around, explain how things work then this can be arranged.
  • Guest Welcome Packs - we can provide special welcome packs. This will be tailored according to instructions and can include champagne, flowers etc.
  • Property Inspections - we will carry out special checks to the property when requested by you to ensure everything is in working order, and the property is neat and tidy.
  • Guest call out service - if there are any problems during the guest's stay at the property our contact number will be made readily available. If the problem cannot be resolved by telephone and a special visit is necessary a charge will be made to either the owner or the guest depending on the circumstances and nature of the call out.
  • Pool Cleaning/General DIY - pool cleaning, gardening, painting and decorating and building works can be arranged.
  • Guide to furnishing your property - we can assist you with purchasing and fitting your property with appropriate furniture.

Instructing SPM Rentals

If you wish to instruct SPM Rentals to take on the management of your property just click on the Contact us page and we will:

  • Visit you at your property, if appropriate, to take digital photographs and to provide you with a guide to prospective rental rates. This will enable us to listen to your objectives and aims, establish a relationship with you and enable us to provide you with general advice about preparing your property for the rental market. If it is not convenient to visit you at your property we can arrange key collection to inspect the property. Within 48 hours of the property inspection we will contact you to discuss as above.
  • Provide you with full terms and conditions with a contract agreement for both parties to sign.
  • Require confirmation of the dates you wish to rent out your property throughout the year in advance of promoting your property.
  • Advertise details of your property and notify you of any bookings.
